Phoenix Home Services Inc. is your go to design build bathroom contractor that can handle a very simple basement powder room to a complex basement bathroom remodeling design.
The first step in plumbing a new bathroom in your basement is to cut your concrete floor so the necessary PVC waste pipe can be installed. These PVC pipes will serve as the waste outflow for your new toilet, shower, tub, vanity, or pedestal sink. When our plumbers have installed all of the PVC waste and vent stacks they will need to be inspected by your local Northern Virginia or Washington D.C. inspection service for a close in inspection. Phoenix Home Services inc. plumbers always follows the code when coming to PVC piping bathroom sink: 1 ΒΌ ", bathtubs 1 /12", and showers 2". Upon an approved waste inspection the cut floor can then be re-poured in your basement concrete floor. The next step in your bathroom project is to frame the wall with 2"x4" studs with pressure treated base plates and fire blocking per the approved plans. After the framing, your basement bathroom will have passed the framing inspection.
Phoenix Home Services Inc. plumbers will ruff in all the copper water supply lines. At this point the shower or tube diverter needs to be installed for the bathroom, this diverter needs to be a thermostatic valve which will keep the water temperature constant. Thermostatic bath and shower diverter valves are required by code in the Northern Virginia and Washington D.C. market. These devices are intended to control the water temperature to wall mounted shower heads either in individual shower or tub/shower combination fixtures in order to reduce the risk of scalding, with a hot water limit of 120 degree F ASSE 1016-2005 (American National Standards Institute).
If a bath tub or Jacuzzi tub is to be installed in your new bathroom, this is the right time. If a shower is to be installed in your basement bathroom a fiberglass shower pan or mud pan should be set and installed during this period of construction. A mud pan can be made in any shape or size by our craftsmen for your shower base. Shower compartments in Northern Virginia must have a minimum total area of 900 square inches, and 30 inches in any direction. The next step in the ruff in project is the electrical ruff in.
In remodeling a basement bathroom we need to ruff in the GFI out lets, fan, and exhaust fan installation, high hat lighting cans, vanity mirror lighting, and all switches. When the copper water supply lines and electrical has been completed, along with the exaust fan piping it needs to be inspected. When the water supply, and electrical has had it' ruff in inspection passed in Northern Virginia and the District of Colombia. R-19 insulation needs to be installed on all outside basement bathroom walls. At his point the county or city inspectors need to inspect the insulation installation.
Upon satisfactory inspection of the bathroom insulation, Phoenix Home Services Inc. can now start installing the 1/2" green board drywall on bathroom walls and Durock cement board for the basement bathroom shower or tub surround walls. All drywall is then taped blocked skimmed, sanded, and ready for primer. The next step on the road to completing your bathroom is to install the wall tiles on your shower or tub area. The choices for tile are almost limitless. Most often we use travertine marble, but porcelain tile, and ceramic tiles are all good choices. Many of our clients like to install built in soap and shampoo boxes in their bathroom shower areas along with towel bars. If a mud shower base is used a stone or ceramic mosaic is the best choice because of the slope of the pan. After the shower walls are finished and grouted.
The floor of the bathroom will have tile installed on a 45° or 90° pattern. The next step is to install the bathroom fixtures which include toilets, sinks, and cabinets. The following codes are required to be followed: 1) 21 inches in front of sinks and toilets. 2) 24" in front of a shower stall opening. 3) 4 inches between two adjacent bathroom sinks. 4) 4 inches between a bathroom sink and toilet. 5) 15 inches clearance from a toilets centerline to an adjacent fixture or bathroom wall on each side. When all the bathroom fixtures have been installed our team of carpenters will trim out and new doors, windows, base trim, and crown molding.
All the trim must be caulked, and primed with good quality paint. Electricians and plumbers return to the bathroom to make their final hook ups of beauty rings, supply lines, fan caps, plugs, switches, and covers. Then the final top coats will be painted on your basement bathroom walls ceiling, and trim. After this point any vanity mirrors, towel bars, toilet paper hangers, and bathroom accessories will be mounted. The final step is to clean the bathroom and seal the tile. When all is complete the basement bathroom is ready for finial inspection.
